Personal Point of View

Victoria Beliso approaches real estate as a hands-on advisor, not a transaction processor. She works directly with clients from the first conversation through closing, helping them understand the property, the contract, the numbers and the choices that can shape long-term ownership.

A Los Angeles native, Victoria has lived in San Gabriel, Toluca Lake and Valencia. That Valencia connection gives her useful context when helping buyers evaluate Quinn — not simply as a new KB Home collection, but as part of the broader Santa Clarita Valley and the continuing growth of Valencia by FivePoint.

Victoria has worked full-time in real estate since 2008, representing buyers, sellers and investors throughout Southern California. Her style is practical: identify what matters, compare the real tradeoffs, negotiate carefully and keep the process moving without losing sight of the client's bigger goals.

A SOUTHERN CALIFORNIA STORY Prepared to

Perform Under Pressure

Victoria's background did not begin in real estate. Growing up in Southern California, she spent part of her early life in entertainment as a Disney Mouseketeer and competed nationally and internationally as a baton twirler, earning championship titles along the way.

Those experiences built habits that translate naturally to real estate: preparation, timing, attention to detail and the ability to stay composed when a decision has to be made quickly. Those qualities matter when a new-home release opens, an incentive changes, a contract deadline approaches or a buyer has to choose between homesites and upgrades without losing sight of the total cost.

Victoria's business has grown through repeat clients and referrals. She values long-term relationships and the confidence that comes from clients knowing the person giving the advice is also the person responsible for guiding the transaction.

What You Can Expect

Victoria's Approach

Good representation should make a complicated decision clearer. Victoria focuses on the information and tradeoffs that materially affect the purchase, not just the presentation.

01

Direct Communication

Clients work with Victoria directly. Questions, negotiations and important decisions are handled personally rather than being passed through a large team structure.

02

Whole-Cost Comparison

With Quinn, the advertised starting price is only one piece of the equation. Victoria helps buyers compare homesite premiums, solar, options, upgrades, financing incentives, HOA costs and special taxes.

03

Layout & Homesite Analysis

Quinn's three-story format makes function especially important. Victoria helps buyers think through stairs, guest-suite separation, rear-garage access, outdoor space, orientation and the way a specific lot will actually live.

04

Long-Term Perspective

A new home should work now and still make sense years later. Victoria helps buyers consider future marketability, livability and ownership cost before the model-home excitement takes over.

Local Perspective

Quinn, Valencia & Greater L.A.

Quinn occupies a distinctive place in Valencia by FivePoint: detached three-story homes with four bedrooms in every plan, a ground-floor bedroom-and-bath arrangement and a larger footprint than neighboring Poppy. For buyers who need separation between living zones without moving into an oversized lot or much larger home, Quinn can be a compelling middle ground.

Buying Quinn?

Independent Guidance Matters in New Construction

Quinn's three plans may look simple on a brochure, but the real decision can include homesite selection, three-story livability, rear-garage access, solar, structural choices, interior design selections, financing incentives, HOA obligations and special taxes.

Victoria can help you compare Plan 2105, Plan 2361 and Plan 2665, think through whether the ground-floor bedroom and additional level add useful value for your household, evaluate homesite position and outdoor space, and compare Quinn with Poppy, Lark, Esprit, Sutton or other FivePoint Valencia options.

The builder's sales representatives work for the builder. If you want Victoria involved as your buyer's agent, contact her before your first model-home visit or online registration so builder representation requirements can be addressed correctly from the beginning.
