Ground-Floor Flexibility
A first-floor bedroom with a nearby full bath can create useful separation for guests, older children, multigenerational living or a private office away from the main household activity.

Quinn is one KB Home collection, not a master community with smaller named subdivisions. For a Quinn buyer, the neighborhood comparison that actually matters is the collection immediately beside it: Poppy. The two were introduced together, share the same general western FivePoint Valencia setting, and create a connected KB Home residential area.
Their homes, however, are intentionally different. Quinn is the larger and more vertical choice, with detached three-story plans from approximately 2,105 to 2,665 square feet and four bedrooms in every design. Poppy stays between approximately 1,419 and 1,719 square feet with three bedrooms and two stories.
That makes this less a question of which neighborhood is "better" and more a question of how a household wants to live. Quinn gives buyers more separation, more flexible interior space and a fourth bedroom. Poppy offers a smaller footprint, fewer stairs and a lower published starting range.
Start with Quinn, compare neighboring Poppy, then look at the surrounding new-home setting and the everyday tradeoffs of three-story versus two-story living.
Quinn is built around vertical separation: guest or flex space below, the main gathering level in the middle and private bedroom space above.
Quinn's three plans are approximately 2,105, 2,361 and 2,665 square feet. Every design provides four bedrooms, 3.5 bathrooms and a two-car rear garage. KB Home's current plan information shows a ground-floor bedroom and full bath, making the lower level useful for guests, extended family, a private work area or anyone who benefits from separation from the main living space.
The second level becomes the social center of the home with the kitchen, dining and great-room spaces. The upper level contains the primary suite and additional bedrooms, creating a distinct private zone. Depending on plan and elevation, features can include balconies, extra storage, an office and additional walk-in closet space.
FivePoint and KB Home currently position Quinn from the mid $800,000s. As with any personalized new build, the published starting price is only the beginning: homesite premiums, solar, exterior choices, structural options and Design Studio selections can change the finished number substantially.
Quinn is the focus of QuinnValencia.com. Pricing, homesites, releases, options and specifications should be verified directly for the property being considered.
Poppy shares Quinn's builder and immediate setting but offers a simpler two-story footprint with a lower published entry point.
Poppy's three plans range from approximately 1,419 to 1,719 square feet. Each includes three bedrooms, 2.5 bathrooms and a two-car garage. The collection concentrates daily life into two levels rather than three, which can appeal to buyers who do not need Quinn's fourth bedroom or additional vertical separation.
Like Quinn, Poppy uses a rear-garage configuration and offers KB Home personalization opportunities. The largest Poppy plan adds a loft, but even at 1,719 square feet it remains hundreds of square feet smaller than Quinn's entry plan.
FivePoint currently publishes Poppy from the mid $700,000s. For a buyer comparing the two communities, the difference in starting range should be weighed against Quinn's extra bedroom, additional floor, larger living areas and the particular homesite or design package available.
Poppy is included because it directly adjoins Quinn and opened alongside it. QuinnValencia.com remains focused on Quinn buyers and Quinn homes.
Quinn and Poppy sit at the western end of Valencia by FivePoint near Magic Mountain Parkway. Local neighborhood mapping places them beside Lumin by Richmond American Homes and east of Wren by Tri Pointe Homes, making this one of the master plan's most active new-construction pockets. As surrounding streets, parks and homes continue to build out, buyers should evaluate both today's setting and what is still planned nearby.
Quinn's vertical layout is not just an architectural detail. It changes how the home functions every day, and it is one of the most important things to evaluate when comparing Quinn with Poppy or other Valencia collections.
A first-floor bedroom with a nearby full bath can create useful separation for guests, older children, multigenerational living or a private office away from the main household activity.
The kitchen, dining and great-room level becomes the social center of the home. That separation can feel spacious, but buyers should consider how often groceries, laundry and daily routines move between floors.
Primary and secondary sleeping areas are separated from the main entertaining level. For some households that is a major benefit; for others, the extra staircase becomes the bigger consideration.
Quinn and Poppy use rear-garage configurations. Look closely at driveway access, guest parking, alley relationships, outdoor space and how the actual lot works beyond the model-home presentation.
The communities share a builder and immediate location, but the difference in scale and vertical layout makes them two distinctly different choices.

Quinn becomes compelling when the fourth bedroom, ground-floor suite, larger gathering areas, office or flex space and added privacy between floors solve real needs. For a household that uses those spaces, the jump from Poppy can be meaningful rather than simply "more house."
Poppy may be the smarter fit when three bedrooms are enough and a buyer would rather have two levels, a smaller interior footprint and a lower advertised starting range. The best comparison is not just purchase price — it is how much of the home will actually be used and what the total monthly ownership cost looks like.
