Quinn at Valencia
Quinn is still in its launch phase, so the most useful market report is not a traditional resale report. There are not yet enough closed Quinn resales to calculate a meaningful Quinn-only median sale price, appreciation rate or average days on market.
Instead, Quinn's market is best read through KB Home's current published starting range, homesite releases, personalized plan availability, move-in-ready inventory and the new-home choices competing for the same buyer. Broader Valencia resale statistics are included for context, but those numbers cover many different home types and established neighborhoods and should never be interpreted as Quinn-specific data.
Quinn Builder Offering
KB Home currently shows all three Quinn designs as personalized homes and states that there are no move-in-ready homes in the community. Individual plan pricing is not publicly itemized on the current KB Home plan pages; each plan is listed as "Call for information."

Quinn's Starting Price Is Not the Contract Price
Quinn is a personalization-driven KB Home community. That means two buyers selecting the same floor plan can end up with materially different purchase prices depending on homesite, exterior, structural choices, interior selections, solar arrangement and financing incentives. The advertised "from" price is useful for orientation, but a full cost comparison requires the builder's current release sheet and the exact home configuration.
Valencia New-Home Competition
Quinn sits in the middle of a broad range of current Valencia by FivePoint new-home offerings. These are selected nearby collections useful for price-and-size context; they are not direct substitutes and differ in builder, floor plan, lot configuration, included features and ownership costs.

Published starting ranges and square-footage ranges were checked against Valencia by FivePoint's current collection pages on August 18, 2026. A lower advertised price does not necessarily mean a lower total ownership cost after homesite premiums, options, solar, HOA fees, special taxes, incentives and financing are considered.
Market View
Over the three months ending June 2026, Redfin reported a Valencia median sale price of $775,730, down 10.8% from the same period one year earlier. Homes sold in about 47 days on average, and the median sale price per square foot was $452.
Valencia's sale-to-list ratio was 99.6%. Redfin also reported that 37.7% of homes sold above list price while 33.0% of listings had price drops during the reporting period. Those statistics describe the broader Valencia resale market, not Quinn.
Quinn's advertised starting tier is above Valencia's broad median, but Quinn is brand-new detached construction with four bedrooms, 3.5 baths, three levels, builder-controlled releases and personalization opportunities. Comparing its base price directly with an all-home-types resale median can be useful only as general context.
Compare the Complete Package
Quinn's mid-$800,000s starting range positions it between smaller Poppy and larger higher-priced collections, but the total economics depend on the exact release. Ask for the base price, homesite premium, included features, solar structure, upgrade allowances, HOA obligations, special taxes and available financing incentives before comparing one home with another.
Quinn's three-story format also has real value differences that do not show up in a simple price-per-square-foot comparison. The first-floor bedroom and full bath, middle-level gathering space and upper private bedroom level can be a major advantage for some households and unnecessary complexity for others.

Quinn is too new to have an established resale pattern. Early Quinn resales will initially compete with KB Home's remaining homesites, personalized new builds and whatever builder financing or incentives are available at that time.
As Quinn matures, immediate occupancy, finished landscaping, window coverings, upgraded interiors and especially desirable homesite positions can become resale advantages. The most meaningful neighborhood-specific data will develop only after enough Quinn homes close and later return to the resale market.

Third-party Homes.com community data currently reports Quinn HOA dues of approximately $285 per month and an estimated total tax rate of 1.81%, with Mello-Roos identified for the community. Those figures should be treated as preliminary context and verified against the builder's current HOA documents, tax disclosures and the exact homesite.
KB Home also states that required solar is not included in posted base-house pricing and may be leased or purchased. Depending on the home and financing choice, solar can add another recurring or financed cost beyond principal, interest, taxes, insurance and HOA.
